Q: What is Skyloh’s fee for standard AST (fully managed)? A: Our fully managed service is 8% + VAT of rent collected per month. Onboarding fees typically apply (standard onboarding or take-over fee: please contact us for the exact fee for your property). Q: Do you manage short-term lets (Airbnb / STLs)? A: We can support short-term lets, but they require different operational costs such as listing fees, cleaning and linen. STL management is typically charged at a higher percentage and we advise a property-specific viability review. Q: How do you manage HMOs and pricing for multi-room lets? A: We can manage HMOs. Our management pricing for HMO room-based structures is aligned to our standard model. Please contact us for exact per-room pricing and onboarding fees. Communal cleaning may be landlord-managed or contracted separately. Q: Do you handle landlord compliance (Gas/Electrical/Deposit protection etc.)? A: Yes. Skyloh advises landlords on all statutory compliance, including Gas Safety, EICR, EPC and legionella risk assessments, and helps you stay up to date with regulation. Compliance costs are passed at cost and arranged with your approval. Q: How do you select contractors for repairs and maintenance? A: We use a trusted, vetted network of qualified, insured contractors. Selection is based on qualifications, references, insurance and past performance. For larger works we provide multiple quotes for your approval. Q: What are your response times for enquiries or maintenance? A: We acknowledge queries within one business day and provide a resolution or update within three business days. Emergency issues are actioned immediately and typically within 24 hours. Q: How does Skyloh handle rent collection and statements? A: We collect rent on your behalf and issue clear monthly statements showing income, fees and expenses. Funds are transferred to your nominated account with a full audit trail. Q: Do you register deposits and support deposit disputes? A: Yes. Deposits are registered with a government-approved Tenancy Deposit Scheme. If disputes arise, we collate evidence such as inventory and photos and liaise with the scheme’s resolution services. Q: What compliance frameworks does Skyloh adhere to? A: We operate under client money protection, data protection best practice and relevant industry codes. We keep clear records and follow anti-money-laundering checks where required. Q: How often will I be updated about my property? A: Regular updates include ad-hoc maintenance notifications, inspection reports and monthly rent and expense statements. We recommend quarterly reviews for portfolio landlords. Q: Do you offer discounts for multiple properties? A: Yes. We provide competitive onboarding and management pricing for portfolios.
